Level 2 Home Survey

Previously known as the Homebuyer report.

Types of Property?

• Suitable when purchasing a conventional house or bungalow built with traditional building materials.  
• For modern houses (post 1900). 
• Properties that are in a reasonable state of repair. 

What`s Included?

• Physical inspection of the building, services and grounds (without tests).
• Written report using the RICS template, jargon free with a traffic light system to prioritise any works commenting on the general condition.

Previously known as the Building Survey or Structural Survey.

Types of Property?

• Suitable when purchasing a larger, old or run down property or a property that has been significantly altered or extended, with a converted loft or basement or if it is unusual. 
• For older houses (typically pre 1900) and listed buildings.

What`s Included?

• Detailed visual inspection of the building, services, outbuildings and grounds. No tests but services observed (where possible). 
• Written report using the RICS template, with more detailed descriptions, the form of construction, materials, condition and assessment of defects, probable causes and scope of remedial works, consequences of non-repair, prioritise repairs and approximate timescales for necessary works.
